Lofts — freedom in every metre

The former paper mill gave these spaces something that cannot be designed — a soul. Six loft apartments on the second floor offer living rooms with a ceiling height of 5.64 m, where air, light and space merge into a feeling of absolute freedom. Windows on two levels of the façade honour the original rhythm of the building and draw daylight into the full height of the interior. The steel staircase — designed as a direct reference to the industrial charm of the place — leads to the mezzanine level with a bedroom and bathroom. The raw beauty of the original architecture is softened by modern technology: underfloor heating and the Isan Spiral designer radiator, which belongs in this space as if it were always meant to be there.

MUSE7 has achieved
BREEAM Very Good certification

We place strong emphasis on sustainable construction with minimal environmental impact. The MUSE7 building will carry an energy label A, confirming its high energy efficiency and its BREEAM Very Good certification.

The building's energy demand is just 183.6 MJ/m² compared to a reference value of 326.6 MJ/m². Primary energy consumption is 39.8% lower than the standard benchmark.

The building is equipped with modern technologies that support eco-friendly operation and residents' comfort. It features mechanical ventilation with heat recovery, ensuring fresh air and energy savings. External window blinds protect the interior from overheating and boost the building's energy efficiency. The underground garages include EV charging stations, supporting sustainable mobility. A large 70 m³ rainwater retention tank will be installed underground, fully covering the irrigation needs of the shared inner courtyard and saving drinking water. We build using the highest quality materials with clearly declared origin and increased wear resistance, guaranteeing the longevity of your investment.
